In July 2026, Yorkville recorded five luxury sales worth $29,082,000. Three condominiums above $2M sold at a $7.09M average and 93% price achievement, led by 200 Cumberland St Sub PH 02 at $15,250,000, the neighbourhood's second sale above $15M this year. Two freeholds above $3M sold at a $3.90M average and 95% achievement, the segment's second active month after producing a single sale in the whole first half. What separated July's strong results from its weak ones?

Price history.

Price achievement is a home's sold price as a percentage of its final list price. The two July properties that were never repriced achieved 100% and 103%. 55 Scollard St 1001 met its list exactly at $2,150,000, and 16 Tranby Ave, a detached three-storey home, sold for $3,575,000 against a $3,450,000 ask. Both results carry weight beyond the month: our first-half 2026 report records only two above-asking sales across seventeen luxury transactions from January to June.

The three properties that opened higher achieved 84%, 87% and 96%. 46 Admiral Rd shows the full cost. It launched at $5,195,000, was reduced to $4,850,000, and closed at $4,225,000, a distance of $970,000 between the first number and the last. A reduction resets the asking price but not the market's memory of the first one. 200 Cumberland St 3502 sat between the two outcomes at 96%, selling for $3,882,000 on a $4,036,000 ask.

How should the $15.25M sale be read?

200 Cumberland St Sub PH 02 sold for $15,250,000 against an $18,000,000 ask, or 84%, the widest gap in July.

It is Yorkville's third sale above $10M in 2026, after the $15,495,000 penthouse at 181 Davenport Road and the $10,250,000 combined residence at 50 Yorkville Avenue, both completed in the first half. At that level the sample stays small, so a single percentage describes one property rather than a price point other owners can measure against.

It does carry the average: one residence supplied nearly three quarters of the month's $21,282,000 in condominium volume, so the $7.09M figure reports the largest transaction, not the typical one.

Price per square foot

Two of July's five sales carried verified square footage: 200 Cumberland St Sub PH 02 at $2,682 per square foot, and 55 Scollard St 1001 at $1,709. The other three were not measured, so these are two data points, not an average.

Where July sits in 2026

The freehold segment produced one sale in the entire first half, 63 Pears Ave at $6,300,500 in June. July added $4,225,000 and $3,575,000. Three comparables in two months is enough to price a freehold against, where six months of near-silence gave owners almost nothing.

The condominium average has risen for a third month, from $3.40M in May to $5.09M in June to $7.09M in July, while volume held at three sales. It is climbing because buying is concentrated at the top, not because more people are buying.
