Yorkville recorded one luxury transaction in August 2026. 128 Hazelton Ave 602 sold for $5,650,000 against a $6,199,000 list price, achieving 91% of asking after 91 days on market. No premium freehold property above $3M sold. For the year to date, twenty condominiums above $2M and three freeholds above $3M have traded in the neighbourhood.
The Year So Far
2026 has been uneven rather than declining.
May was the strongest condominium month, with seven sales at a $3.40M average and 99% price achievement - three of them closing at or above list price. March produced two at a $2.49M average. July produced three at 93% of asking, carried by a $15,250,000 residence at 200 Cumberland Street. August produced one.
The freehold segment moved on an entirely different rhythm. It recorded no sales at all from January through May, then 63 Pears Avenue at $6,300,500 in June, followed by two July sales at $4,225,000 and $3,575,000. August returned to zero. Three transactions across eight months is the segment's complete 2026 record.

The August Transaction
128 Hazelton Ave 602 is a three-bedroom-plus-one residence with four bathrooms and nine rooms, between 2,750 and 2,999 square feet, with two parking spaces.
It came to market at $6,199,000 and closed at $5,650,000 after 91 days, a difference of $549,000 and 91% price achievement. Its original list price and its final list price were the same figure.
How August 2026 Compares to August 2025
August 2025 recorded four luxury condominium sales at a $5.21M average, ranging from $2.15M to $7.5M, achieving 94% of asking price across an average of 54 days on market. No freehold above $3M sold that month either.
Two Augusts do not establish a seasonal pattern for a neighbourhood this size. The one figure that has repeated is the freehold zero.
What the Data Does Not Show
A single-transaction month cannot distinguish between two very different situations: a market where buyers stepped back, and a market where very little qualifying inventory was available to buy.
Separating those requires active listing counts, which this report does not currently track. Regional figures offer partial context - new listings across the Greater Toronto Area fell 17.8% year-over-year in July 2026 while sales held roughly flat - but that is a regional measure, not a Yorkville one.
