YORKVILLE SEPTEMBER 2026: MARKET INTELLIGENCE

In September 2026, Yorkville recorded five luxury condominium sales worth $21,370,000, at a $4.27M average and 96% price achievement across an average of 50 days on market. It is the neighbourhood's busiest condominium month since May. The largest sale was 10 Prince Arthur Ave Garden Home 1 at $5,750,000. No premium freehold above $3M sold. Every September sale carried a measured above-grade finished area from MPAC or, for the 2025-built garden home, from the builder. That is unusual for this series: in July only two of five sales carried a verified measurement, and August's single sale carried none.

Not one September listing was repriced

Each of the five properties carried one asking price from launch to close. In every case the original list price and the final list price on the September listing are the same figure.

The results sit in a tight range. All five closed between 92% and 98% of ask, and the month average of 96% sits above July's 93% and August's 91%.

38 Avenue Rd 2002 produced the month's strongest result at 98%, selling for $4,385,000 against a $4,495,000 ask. At the other end, 10 Prince Arthur Ave Garden Home 1 closed at 92%, or $499,500 below a $6,249,500 list. That sale is a builder transaction: the residence was vacant, sold on the builder's agreement of purchase and sale under Tarion warranty, and its property taxes had not yet been assessed at the time of sale. New-build inventory is priced and negotiated differently from resale, so it sits slightly apart from the other four.

This is a change from July, when three of five sales had opened at a higher number before closing at 84%, 87% and 96%. September's sellers set one price and stayed with it.

What the 50-day average hides

The month's average of 50 days on market sits between two very different listings.

1 Bedford Rd 2001 shows five days on market, the fastest figure in September. Its cumulative days on market is 146. The suite had been marketed for most of 2026, came back to market at $3,950,000, and closed at $3,850,000 within the week. The five days describe that final listing, not the time it took to find a buyer, and it is the one September sale whose single asking price covers only the last stretch of a longer campaign.

80 Yorkville Ave 902 is the month's genuinely fast sale. It came to market once, sold in nine days at $3,085,000 against a $3,188,000 ask, and its cumulative and current days on market are the same number.

Time on market and price achievement did not move together in September. 181 Davenport Rd 702 took the longest at 116 days and achieved 94%, but 38 Avenue Rd 2002 took 58 days and produced the month's best result at 98%. With five sales, the honest reading is that a well-priced Yorkville residence can sell in a week or take four months, and both can finish close to ask.

How September 2026 compares to September 2025

September 2025 recorded four luxury condominium sales at a $2.37M average, clustered between $2,165,000 and $2,595,000, plus one freehold at $3,136,000.

September 2026 produced one more condominium sale at an average 81% higher, and 126% more condominium volume: $21,370,000 against $9,460,000. It produced no freehold.

The gap reflects which properties happened to trade rather than a shift in values. September 2025's condominiums were entry-tier luxury. September 2026's ranged from $3.085M to $5.75M, with nothing below $3M and nothing above $6M.

Where September sits in 2026

Twenty-five condominiums above $2M have now sold in Yorkville this year, and three freeholds above $3M.

September's five sales make it the strongest condominium month since May, which remains the year's high point. July produced three, August one. The year's shape continues to be uneven rather than directional.

The freehold segment recorded nothing from January through May, one sale in June at $6,300,500, two in July at $4,225,000 and $3,575,000, and none in August or September. Three transactions in nine months is its complete 2026 record. Yorkville is condominium-dominant, so ground-related sales above $3M are structurally infrequent here.
